Our client is an Independent Lettings Group with offices throughout the Uk and Ireland and have long been established in the residential property management market.The have an opening for a Property Care Administrator for this busy office.Job Summary:To play a key role in the performance of the lettings and management office through effective response to landlord and tenant queries, strictly adhering to processes, systems and procedures and within our industry legislation.95% office base 5% out of office on property visits.Key Responsibilities:? Process reported maintenance by way of liaising with landlords/tenants, instructing contractors, managing the timings of repairs and completion of works? Follow-up and arranging of inspections to a % of repairs? Obtaining a number of quotations per job when required and forwarding to landlords for authorisation? Ensuring funds are available by way of liaising with landlords to make pre-payments and with accounts to ascertain rental income before contractor instruction? Management of contractors to include recalling works, sourcing new contractors, public liability certificates, best price, workmanship and completion dates? Approving contractor invoices in a timely manner and ensuring are with accounts in time for the monthly payout and liaising with contractors for any invoice queries? Handling council repair notices ? Management of gas safety renewals ? Ensuring all administrative office procedures are adhered to, e.g. keeping property file notes up to date, transferring telephone messages to property files as appropriate etc.? Visiting clients / prospective clients properties as required.Candidate Profile:? Proven administration skills? Ideally have experience in the property industry in either sales or lettings admin? Strong organisational and communication skills? An outgoing, hard working and self motivated individual?
